Sean Pate leads CXP Investments, a Florida real estate investment partnership focused on the acquisition, renovation, and resale of single-family homes and small multifamily properties across Central Florida. A licensed Florida real estate agent (Sales Associate, License SL3651854), Sean combines an investor's underwriting discipline with hands-on renovation management — from fire-damaged repositioning projects to full-scale remodels sold at the top of their market.
Beyond CXP, Sean serves as general partner of The Pate Foundation, which has been awarded low-income housing tax credit reservations for six affordable housing communities in California — roughly $18 million in credits supporting more than 200 income-restricted homes for working families and seniors.
Paulo Silva is a licensed Florida REALTOR® (License SL3294480) with Charles Rutenberg Realty and a 15-year track record serving buyers, sellers, and investors across Central Florida. A Winter Garden resident fluent in Portuguese, English, and Spanish, Paulo brings deep neighborhood knowledge and skilled negotiation to every transaction.
At CXP Investments, Paulo is a co-member and drives deal sourcing and market analysis — identifying acquisition targets, validating comparable sales, and listing the partnership's renovated homes for sale.
