CXP's largest full-scale renovation. We acquired this six-bedroom, 3,920-square-foot home in Winter Garden's Fuller's Landing community for $535,000 in June 2022. The home needed updating — the prior listing was marketed as "needs TLC." Over the following months CXP completed a comprehensive remodel, and the home returned to market that fall. It closed in April 2023 for approximately $700,000 — the highest-priced sale on the street — roughly $165,000 above purchase in about ten months.
A Winter Garden townhome refresh. CXP purchased this two-bedroom, 930-square-foot townhome for $197,000 in September 2021 and completed a full interior update. The home sold in February 2024 for $250,000.
An institutional-grade exit. CXP renovated this classic Pine Hills ranch and sold it in October 2021 for $207,500 to an institutional single-family rental partnership. The home operates today as an Invitation Homes rental — CXP's renovation work meeting national institutional buy standards.
A Millenia district condo. CXP sold this fully remodeled, hard-to-find three-bedroom condominium at Mosaic at Millenia in March 2022 for $238,000 — $159 per square foot in a building where the year's median sale ran $235,000.
Done right, down to the paperwork. CXP prepared this Montverde home for market with a complete re-roof performed under permit — contractor's final lien release executed and recorded at closing — and sold it in February 2023 for $249,000 to a local family purchasing with VA financing. The family is still in the home today.
Distressed acquisition, clean exit. When a kitchen fire damaged this 1,910-square-foot North Ridge home, CXP acquired the property in September 2023 for $155,000 — demolition already complete — and repositioned it for the renovation market. Listed as an as-is opportunity, it sold in January 2024 for $210,000 to a renovation buyer, roughly $55,000 above acquisition in under four months.
